COMMUNITY COMMITMENT

Our top priority is the well-being of our neighbors, including the 2,300 families that live in Silver Towers and River Place — the buildings Silverstein Properties developed and own directly across the street from The Avenir site. We are working closely with local residents, businesses, community organizations, and cultural groups to ensure The Avenir benefits each of the Hell’s Kitchen, Clinton, and Hudson Yards communities.

A STRONG COMMUNITY PARTNER

ARTS AND CULTURE

Spanning the entire 11th Avenue facade from 40th to 41st Street, The Avenir Community Art Gallery will provide exhibition and event space for local artists, and a destination for art and culture enthusiasts. In collaboration with Silver Art Partners, the Gallery will provide a much-need “third space” for students, residents, and visitors to the neighborhood.

Sharyn Goldyn — renowned for her work with well-known and emerging artists including Adele, Stevie Wonder, Dave Chapelle, and Dave Grohl — will bring her expertise to The Avenir’s intimate 150-seat entertainment venue, where she will draw upon the area’s deep range of local talent.  

ENHANCING PUBLIC SAFETY

A safe neighborhood is critical for the community and for our success. Our experience has shown that our destination casinos bring increased neighborhood stability and safety, often with initially skeptical community stakeholders embracing us as partners.

As Silverstein has done for 25 years at Silver Towers and River Place, The Avenir will work closely with the NYPD’s 10th Precinct, and will increase security in the neighborhood by investing in on-site security, roaming neighborhood safety ambassadors, increased lighting, and other measures. We will pay close attention to the pedestrian experience and walkability, and invest in organizations like the Midtown Community Improvement Coalition to ensure safe transportation corridors. 

TOURISM

A destination casino in Manhattan will attract the most tourists. The Avenir, with such proximity to so many tourism-driven destinations and amenities, will best leverage tourism and have a greater percentage of its revenue from out-of-state customers. The Avenir advances the State’s objective of enhancing revenue from tourism. It will be a critical Manhattan tourist amenity, tapping into Hyatt’s global marketing reach and will benefit the Javits Center and nearby local businesses. Hyatt-affiliated properties, with their 56 million World of Hyatt member database and large global sales network, have a proven track record of creating synergy with nearby conference centers.

TRANSPORTATION

The Avenir is projected to generate more than $2.5 billion in revenue for the MTA by its 10th anniversary of operations, plus significant additional revenue from increased ridership. The Avenir will also offer free shuttles to and from nearby transit hubs.
